One thing I consistently do for my clients is stay in close contact with builders, developers, and listing agents throughout Bellingham. That includes tracking small infill projects, larger phased developments, and niche builds that may never be widely advertised.

This guide is intended to provide a clear and neutral overview of new construction activity in Bellingham heading into 2026. Rather than marketing individual homes, the goal is to help you understand where development is happening, how large these projects are, and what types of housing are being added to the market.


Single Family New Construction in Bellingham

Rubicon Construction

Rubicon continues to focus on higher-end single family homes in established and often private settings. Current activity includes a luxury home on Lost Creek Lane within a gated community, situated on a lot of over an acre and a half that is largely forested. This reflects Rubicon’s emphasis on privacy, larger lots, and custom-level finishes rather than higher-density development. Rubicon also remains active with presale opportunities in areas such as Chuckanut Crest for buyers who want to be involved earlier in the build process.


Skeers Construction

Skeers Construction remains one of the more consistent builders of new construction homes in Bellingham, typically operating in the upper mid-range to luxury price points. In 2026, Skeers is active on both small-scale infill projects and larger multi-phase developments.

Within the city, Skeers is developing a three-lot plat on Roland Street, adding new construction homes to an established neighborhood through limited infill. At the same time, Skeers continues to build out the Timber Creek development, where plans call for approximately 22 to 27 homes across three phases. The first phase consists of 14 homes and is already under construction, with additional phases planned. Timber Creek stands out due to its proximity to Whatcom Falls Park and the Galbraith Mountain trail system, making it particularly appealing to buyers who value access to outdoor recreation. Skeers also continues to build in smaller developments near Lake Padden, typically consisting of just a few homes with more generous layouts.


Crossridge Homes

The Crossridge Community, which began development in 2024, continues to build through Phase 1 of the neighborhood, which will include a total of 30 single family homes once complete. This phase represents the bulk of the detached housing in the community and is nearing the later stages of construction.

Homes in Crossridge feature a modern architectural style and fully hardscaped lots, making them well suited for buyers who want minimal exterior maintenance. Home sizes generally range from approximately 1,500 to 2,000 square feet. Additional homes are expected to be delivered through Spring 2026. A future Phase 2 is planned and will consist of 22 townhomes, although a specific timeline for that phase has not yet been announced.


King Mountain Community by Alliance Properties

King Mountain represents one of the larger residential developments in the Bellingham area. The overall project spans more than 100 acres, with over 150 homes already completed across earlier divisions. Development continues in additional phases as the neighborhood builds out.

The current division includes approximately 35 planned homes. Early homes in this phase are expected to be around 1,800 square feet, with later homes increasing in size to approximately 2,600 square feet. Future divisions are anticipated, with green spaces and parks planned between phases to create separation and a more intentional neighborhood layout.


Slusher Homes

Slusher Homes remains an active luxury builder throughout several of Bellingham’s most established neighborhoods. Rather than building large subdivisions, Slusher typically focuses on individual homes or small clusters in areas where new construction opportunities are limited.

Current and upcoming activity includes modern homes in neighborhoods such as Samish, Edgemoor, Barkley, and the Lake Whatcom corridor. These homes emphasize contemporary design, higher-end finishes, and locations within existing residential communities.


Denali Ridge North of Bellingham

Denali Ridge is a gated community located just north of Bellingham and consists of 13 or more one-acre-plus lots. The neighborhood is designed to support custom and semi-custom homes, with utilities already in place and an emphasis on lower-density living.

Construction within Denali Ridge is ongoing, with multiple homes at various stages of development and additional lots available for future builds. The community appeals primarily to buyers seeking larger lots and a quieter setting while remaining close to Bellingham amenities.


Larabee Springs Community in Cordata

Larabee Springs continues to build in the Cordata area with a strong emphasis on energy-efficient and environmentally conscious construction. Homes in this community are designed to reduce long-term energy usage while maintaining functional and livable floor plans.

Current construction includes the Northview 2 project, which offers four floor plan options ranging from a 1,072 square foot single-level home to a 1,767 square foot home with three bedrooms and a bonus room. In addition to single family homes, Larabee Springs also offers the Venture Townhomes, which provide a more attainable new construction option. These townhomes are generally two bedroom designs of roughly 1,000 square feet and include a one car garage.


Condominium and Mixed Use New Construction

10th Street Project in Fairhaven

The 10th Street Project is a two-building luxury condominium and commercial development located at 10th Street and Douglas Avenue in Fairhaven. Built on the former site of Reid Boiler Works, the project includes a limited number of high-end residential condominiums paired with commercial space.

Beyond the residential units themselves, the significance of this project lies in its contribution to walkable, mixed use development near the waterfront and close proximity to Taylor Dock. Projects of this scale and location are rare within Fairhaven and help shape the future character of the district.


Townhome New Construction in Bellingham

Puget Living LLC

Puget Living is developing a townhome project in the Puget neighborhood near Whole Foods that consists of ten townhomes on a private drive. The development also includes a single family home as part of the overall plan. Construction is ongoing, with initial completions expected in 2026, adding new housing options to an otherwise established neighborhood.


Trailside Townhomes

Trailside Townhomes, developed by Janicki Residential, is currently in Phase 2 of construction in the Cordata area. Once complete, the project will consist of 54 modern townhomes featuring open layouts and contemporary finishes. The development includes both two and three bedroom options, with square footage generally ranging from the low 1,200s to the mid 1,600s. Trailside represents one of the larger townhome developments currently underway in Bellingham.


Sunset Village

Sunset Village is a smaller townhome community located just off Sunset Drive and built by Everkept Construction. The project consists of contemporary two bedroom townhomes with open layouts and efficient floor plans just under 1,000 square feet. As the project nears completion, limited availability remains, making it a potential option for entry-level buyers or smaller scale investors.


Investment New Construction

In addition to residential housing, new multifamily construction is also underway in Bellingham. One notable project from Dj & Dj includes a multi-building development on Nevada Street that will add 37 new rental units across several buildings, including duplex and small apartment-style configurations.
